More than 10 years after the creation of Stone & Wood, this project marks a new chapter in the agency’s story.

A space that reflects who we are — designed to embody our vision of real estate, welcome our clients and partners, and bring the team together.

A modern, functional, and sustainable project

Imagined in collaboration with the architectural firm Favre Libes Architectes, the challenge was ambitious: to design, just steps away from downtown Annecy, a contemporary 180 sqm building spread across three levels — conceived with a hybrid-use mindset. The goal: to create offices that meet current construction standards while offering our clients the feeling of stepping into our home, nestled within the leafy grounds of a period house.

Facing the historic maison de maître that we currently occupy — a space we share between living and coworking — this new structure is designed to create a seamless link on site, playing with contrasts between tradition and innovation, architectural heritage and contemporary vision. The building takes its place in the heart of the city while respecting the soul of the location and complying with the requirements of the local urban planning code (PLU) and the French heritage architects (ABF). The aim: to build a place of life as much as of work, a natural extension of what already exists.

“We wanted a building that blends into its surroundings while elevating them — and one that affirms our identity.”— Lonni Carteron, Founder of Stone & Wood

The building’s architectural innovation will be immediately visible in its exterior — clean, geometric lines with a contemporary elegance. To meet today’s environmental challenges, the construction follows a low-carbon approach. Local craftsmanship and raw, durable materials were prioritized: a timber structure, a zinc roof, and Northern Italian stone in opus incertum paving for the floors.

Sustainability also inspired the reversible nature of the design. While initially conceived as office space, the layout could easily evolve into residential use in the future — without requiring any major structural changes.

More than just a workplace, this space — where residential, professional, and public areas will coexist — aims to offer a tranquil retreat in the heart of the city. Vegetation plays a key role in the project, with native trees and plant species composing a true garden oasis. A human-scale development where nature becomes an essential part of our quality of life.

Balancing performance & well-being

The interior layout was designed to strike the right balance between ergonomics, intelligent spatial planning, and fluid collaboration, with a thoughtful mix of open and enclosed areas. As part of our energy-efficiency goals, window placement was carefully studied. The aim: to frame selected views while respecting bioclimatic principles — maximizing natural light and solar gain to reduce the need for heating and cooling.

The ground floor will be open to the public, while the two upper levels are dedicated to the team, featuring a blend of open workspaces, assigned desks, flexible workstations, and lounge areas. A variety of solutions to support productivity — whether working solo or as a team.

Custom furniture, adaptable layouts, and access to outdoor spaces will help create a pleasant and stimulating work environment, where everyone can shape their daily rhythm according to their needs and schedule.
