Designed by the architect’s office Martin & Martin in Lyon, this exceptional villa spans around 300 sqm and comprises 7 rooms, including 5 bedrooms.

Modern and welcoming, the architecture of the villa is inspired by the region’s traditional houses, adapted in a contemporary way. It features exposed timbers, a facade in local wood and solid stone, also used for the landscaping. The house’s simple volumes and sober lines are modern, as are its wide windows with aluminum joinery.

The design also emphasizes the landscape. Every room offer views of the garden and the surrounding countryside.

Elegance & comfort

With its perfect balance between contemporary sophistication and the old-world charm, the interior is particularly pleasant. Everything has been designed to maximize comfort and let the light in. These include the entrance hall with its fully glazed wall, the sliding glass door in the kitchen and the large windows in the living room. Underfloor heating is present throughout.

The living room is the beating heart of the house. Its double height ceiling is simply majestic. On either side of the room, large windows offer beautiful views of the garden and bring the room to life like a life-size work of art that changes with the seasons.

This vast open space is perfectly appointed. A magnificent fireplace in solid stone delineates the spaces between the TV lounge, the bar with its wine cellar and the dining room with its green marble table and metal hanging lamps.

The combination of raw with delicate materials and tones creates an atmosphere that is both soft and elegant. The grey of the stone in the fireplace and the deep brown of the ceiling are combined with the lighter tones of the wall and add light. The use of green colour gives modernity and emphasizes the volumes. The kitchen and the bar in oak wood face each other, contrasting with the rest of the room. The same materials are also used to mark the transition from inside to outside. The beige tiling in the living room provides continuity with the terrace, which has also the same floor.

The kitchen of the attractive Swiss brand Cesar has been custom-designed with beautiful, recomposed marble worktops and top-of-the-range V-Zug appliances. It also has its own sliding bay window opening onto the garden. Conveniently, a door hidden in the cupboards provides access to the storeroom, the laundry room and, beyond, the boiler room.

The entrance hall leads to a guest bedroom with its en-suite shower room. A magnificent open staircase with wooden steps leads to the first floor, where the other 3 bedrooms are located. At the end of the hallway, the master suite has a balcony on either side of the room. It features a dressing room with wood panelling and a beautiful blue marble bathroom. The other two bedrooms on this level use the same bathroom.

A bucolic setting

The exterior was fully landscaped by Charvin paysagiste in Saint-Jorioz, on the shores of Lake Annecy. From the gate, a gravel driveway provides space for 4 cars. There is also a double garage and a garden shed.
